Sellers Consult

What Is a Sellers Consult?

I like to schedule an initial meeting at the property, preferably with all sellers present. We would discuss what your goals are, your timeframe, and your needs. I will do a walk through the house with you and suggest repairs or prepping tips as we go. It might simply be to declutter, or where and what to upgrade. I will tell you where to focus your energy to get the most bang for your buck. I will also go over the necessary paperwork required for selling your home.

How Long Does It Take?

Generally an hour, sometimes more, sometimes less. It depends on the property size and as always, you.

What Should You Have Ready?

Nothing. Just take me through the property and talk to me about what you need. We’ll go from there. Eventually I’ll ask for a list of any updates you’ve done to the property for marketing. I’ll also give you some seller homework to complete.

What If I Need to Buy and Sell?

That’s a whole new ballgame! We’ll discuss options at our meeting. I’ll give you some guidance and options on your personal situation as to what gives you the best way to reach your next stage in life.

In the video, my youngest says “hey dudes, it’s me, and this…is my mom” because he got to watch the photo shoot and if nothing else, I hope my boys learn what a work ethic looks like and what taking a risk looks like if you follow it up with hard work. 

Grateful and honored to have this experience.

Things I would NEVER do when selling my own home: Things I would NEVER do when selling my own home:

#1. Make it difficult to show. When someone wants to see the house - just say yes and get lost. You can’t sell it if you can’t show it! 

#2. Leave a funny smell. Last minute poop? Run to the closest public bathroom. I’m not kidding. Take out the trash. Don’t cook. Don’t spray an air freshener. Don’t plug in an outlet air thing - it’s all just masking and can make it worse 👃🏻

#3. Over price it. That’s the kiss of death for a listing. If you missed the mark - adjust quickly!!
